Send us the files. We run them, then we re-derive every number a second way, trace every figure back to the page it came from, and put anything that doesn’t reconcile in front of a human analyst. You get back finished work, not a draft to audit.
Flat-rate quote within hours · Most projects delivered same day · If an error reaches you, we fix it free.

You send us your deal numbers. We build the cash flow model, pro forma, or underwriting sheet, with monthly projections, hold-period assumptions, and the logic a lender or investor expects. A real analyst reviews the numbers before you see them.
Send us your bank statements or transaction exports. We sort every line into clear categories, flag patterns, and produce a clean budget summary, manually checked for accuracy.
Upload your invoices from any supplier. We share our screen with you on a call and hand you remote control so you can log into your preferred comparison vendors yourself, right on our screen, then we pull current pricing on the same items and produce a side-by-side comparison showing where you can save.
Got a task you or your team does the same way, by hand, over and over? If it eats up hours every week, we can almost certainly automate it, whatever the format or tool. Describe the repetitive task and we'll build a process that does it in a fraction of the time, checked by a human before it goes live.
Need a clean, professional web presence fast? We build and deploy it, then manually review and customize it to match your brand guidelines. Ready to go without the agency timeline or price tag.
Got a stack of PDFs, scanned receipts, or mixed-format documents? We extract every line item, categorize it, and deliver a sortable spreadsheet, with every number checked against the source.
Hand us your rough notes or raw data. We build a clean, professional PowerPoint deck, investment memo, or executive report, ready to send to partners or clients without further editing.
Broken formulas, failing macros, or repetitive tasks you want automated. Send us the file or describe the problem. We write the code, Python, VBA, or Excel formulas, test it by hand, and deliver something that runs without error.
Send us your plan set, CAD or Revit files (DWG, DXF, RVT) if you have them. We read the blueprints, count the materials, and deliver a clean Excel takeoff for your bid or material order. Every sheet is checked for completeness and accuracy against your plans before it leaves our desk.
Don't see your task on this list? Ask us anyway.
The services above are just examples. If it's the kind of work where AI speed plus a human double-checking every result would help, we can almost certainly do it. Describe what's on your desk and we'll tell you how we'd handle it.
Five checks run on every order, in this sequence. Each one either passes or stops the file.
Not a proofread. Scanned pages are read twice with different settings and the two readings compared character by character; every figure in the finished file is then recomputed from your source documents and must match. A disagreement stops the file.
A number that doesn’t appear in the document it supposedly came from never reaches your file — however plausible it looks. This is the check that stops invented line items.
Your finished workbook is opened cold by a real spreadsheet engine and recomputed from scratch, so a formula quietly pointing at the wrong cell gets caught before you ever open it.
Three separate advanced audit systems, instructed to assume an error exists and go find it. Defects with exact locations, or an explicit statement that none were found and what was checked. No praise, no padding.
Working the specific rows the checks above stopped, plus a random sample of the rows that passed.
None of that is just a promise about how careful we are. Every step is a check that either passes, or stops the file.
Fill out the project form and attach your documents, bank statements, blueprints, invoices, deal files. No calls required.
We review your scope and email you a flat-rate price. You see the number before you commit to anything.
If the price works, you pay a secure invoice. Credit card, bank transfer, Apple Pay, or Google Pay, your choice.
We process your files, put them through our proprietary verification system, and a human analyst signs off on every output before the finished deliverable lands in your inbox, ready to use.
From a single spreadsheet fix to a thousand-page data pipeline, send us your files for a flat-rate quote.
Every tool on the market promises speed. Speed without accuracy in financial or construction work doesn't save you time, it costs you money when you have to find and fix the errors. BinaDesk gives you both: work that used to take hours of manual effort, back to you in minutes — with every figure checked against your own source documents by a verification system built to stop the file when something does not reconcile, and an analyst who resolves what it stops.
Unverified machine outputs hallucinate data, miss critical line items, and produce inconsistent logic. In high-stakes environments, lending, underwriting, construction bidding, investor presentations, those errors are expensive.
AI handles volume and velocity. A verification system then checks the work — every number re-derived, every figure traced back to the page it came from, the whole workbook recalculated by a separate engine. Anything that does not reconcile stops the file and goes to an analyst. You don’t pay for raw drafts. You receive finished, verified work.
A person cannot re-check four thousand figures, and pretending otherwise is how errors ship. So the checking is done by software that does not get tired: every number re-derived a second way, every figure traced back to the document it came from, the finished workbook recalculated from scratch by a separate spreadsheet engine, and three independent audit systems sent looking for defects. Each check either passes or stops the file — there is no middle setting. What a person does is the part software cannot: read the actual page when a check stops something, decide whether the client’s intent was understood, and sign off. Every flag is cleared by an analyst before anything is sent, plus a random sample of the rows that passed.
Cash flow models, underwriting sheets, and financial projections checked for accuracy against the logic a lender or investor expects.
Pro formas, acquisition models, and monthly projections built and checked to a consistent, professional standard, not a generic spreadsheet template.
Blueprint takeoffs and material counts checked for accuracy against the plan set. A 10-foot error on a takeoff costs real money, we catch it before it leaves our desk.
Invoice scanning and cross-vendor price comparison checked for accuracy, not just data entry. We find savings you're leaving on the table.
Receipts, invoices, contracts, and mixed-format documents turned into clean, organized spreadsheets. Every line checked against the source before you receive it.

These are worked examples, not client accounts — names and figures are constructed for illustration. What each one shows is real: the check that catches the error, and why that class of error survives an unverified AI run.
A catering company had three years of supplier invoices in filing cabinets — roughly 1,000 pages, scanned in one batch to a single PDF. Mixed quality: some pages crisp, some photographed at an angle, some with handwriting in the margin. He wanted spend by vendor and by category. He had already tried this himself: he uploaded the PDF to a consumer AI tool and got back a report that read beautifully and, when he spot-checked it against the paper, was wrong. Line items that weren’t on any invoice. Totals that didn’t match their own invoice. Credits counted as purchases. He couldn’t tell which parts were right without redoing all of it, so the report was worth nothing to him.
We ran the same file through our extraction pipeline. Every page was read twice using two different scan settings and the two reads compared — disagreements went to a person to read off the image. Every figure carrying money, a date, or an invoice number was scored for read confidence, and anything below threshold was flagged rather than guessed. Every extracted value was then checked back against the raw text of its own source page. Each invoice had to reconcile on its own arithmetic: line items plus tax plus freight equals the invoice total. Returns were netted against their rebills instead of counted twice. Two invoices didn’t tie, and our analyst worked those by hand alongside a random sample of the ones that passed.
A sortable workbook: every invoice, every line item, categorized by vendor and spend type, with per-invoice subtotals reconciling to the scan and a grand total reconciling to the sum of them. Corrected rows are marked with what changed and why. Plus the spend summary he originally wanted — built on numbers that tie back to the paper. The finding that mattered: produce spend with one vendor had risen 19% over two years against flat volume. That was in the first AI report too. He just had no reason to believe it.
A distributor with fourteen sales reps on a tiered commission structure. The owner’s spreadsheet — inherited from a previous controller, edited by four people over six years — had started producing payouts that two reps were disputing. He couldn’t find anything wrong with it. Neither could his accountant. He wanted to know whether the reps were right before it became a bigger problem.
Rather than read the formulas hunting for the bug, we ignored the workbook’s own math entirely and recalculated all fourteen reps across twelve months independently — 168 payouts computed from the raw volume figures and the written commission policy, with no reference to the spreadsheet’s logic. Then we compared. 161 matched. Seven didn’t, and all seven belonged to the two reps who had complained. The cause was a tier lookup set to approximate rather than exact matching, which silently returned the tier below the correct one whenever a rep’s monthly volume landed exactly on a boundary. It only fired on an exact boundary hit — which is why it was rare, why it looked correct on inspection, and why it survived six years and four editors.
A repaired workbook with the lookup corrected and locked, a reconciliation showing all 168 payouts recomputed and matching, and a schedule of exactly what was owed to whom and for which months. Cumulative underpayment across the two reps: $6,430.
A multifamily investor had a 24-unit building under contract at $4.85M. He needed a five-year cash flow model to show his lender. He had his rent roll and expense history, no spreadsheet.
We built the full model from his numbers, then recalculated it cold with a separate spreadsheet engine and audited every value against the source figures he sent. That audit surfaced the vacancy assumption (5%) being applied only to gross rent rather than to effective gross income, which overstated Year 3 NOI by $47,200 — the kind of error that reads as correct on screen because the formula looks reasonable and the total looks reasonable. A lender would have flagged it immediately. We corrected it, added a sensitivity tab at 7% and 10% vacancy, and included a note explaining the adjustment.
A clean, corrected five-year model in the format lenders expect, a sensitivity tab at 7% and 10% vacancy, and a one-paragraph note explaining the vacancy correction so he could speak to it in the room.
A framer had a 40-page residential plan set with three revision markups layered in. He needed a full material count for a bid going out the same afternoon. He didn’t have time to read every sheet carefully — he was counting on the takeoff to be right.
We read all 40 pages and built the itemized count, cross-checking every header against the plan set’s own revision markups rather than against the sheet as drawn. On sheets 12 and 17 the garage framing headers still showed the pre-revision size; the revision cloud was there but easy to miss at speed. We flagged the discrepancy, used the updated spec shown on the markup, and noted it plainly in the deliverable so he could confirm with his engineer before ordering.
An itemized takeoff by material type with the two corrected header dimensions called out. The LVL spec versus the old one was a $6,800 difference on the lumber order.
These are worked examples, not client accounts. Names, figures, and details are constructed for illustration. The checks described are the ones that actually run on every order. As we complete client work and receive permission to publish it, real engagements will replace these.

No. That's the point of BinaDesk. You don't need to know which AI tool to use, how to prompt it, or how to check its work, that's our job. You describe what you need in plain language, and we handle everything else: running the right tools, reviewing the output, and delivering a finished result you can use immediately. If you've ever felt overwhelmed trying to figure out AI on your own, or simply don't have the time to learn it, BinaDesk exists so you don't have to.
Yes. Not every client comes to us skeptical of AI or unsure how to use it, plenty simply don't have the hours or the headcount to get the work done in-house. BinaDesk works the same way either way: you describe the task, we deliver a finished, human-reviewed result on a flat-rate quote and a fast turnaround. Whether the reason is trust, time, or team size, the outcome is the same, one less thing on your desk.
Your files are seen only by the analyst working on your project. We do not share, sell, or reuse client data for any purpose. Files submitted through our platform are used exclusively to complete your requested work and are not retained beyond project delivery unless you specifically request otherwise. For vendor comparison projects, we never ask for or hold your login credentials. We share our screen with you on a call (Zoom, Teams, or your preference) and hand you remote control so you can log into your own supplier accounts yourself, right on our screen. Nothing is typed or stored by us. We're happy to sign an NDA before any files change hands, just mention it in your project notes and we'll send one over. If you work in a regulated industry or have other specific confidentiality requirements, let us know and we'll accommodate.
We prioritize speed. Most projects are completed and back to you the same day. Simpler work is often done much faster. More complex projects, large extractions, detailed real estate models, take longer but we keep you informed. You'll always get a realistic delivery estimate when we send your quote.
No hourly billing or hidden fees. Whether you have a quick spreadsheet fix or a massive thousand-page extraction, you upload your files and describe your scope on our submission page. Our team reviews the exact requirements and emails you a flat-rate quote. If you accept, you pay a secure invoice via Stripe using any major credit card, bank transfer, Apple Pay, or Google Pay. Work starts immediately upon payment.
We fix it, at no extra charge. Every deliverable is reviewed by a human analyst before it reaches you, so this is rare, but no process is perfect. If the work doesn't match the scope we agreed on, tell us what's off and we'll revise it until it's right. If you spot an error after delivery, flag it and we'll correct it. Our goal is a finished result you can actually use, not something you have to double-check line by line yourself.
We use the most advanced AI models available, and we pick whichever tool is the best fit for each specific task rather than locking ourselves into one system. You never need to know the details, that's exactly the part we handle for you. What matters is that every output, regardless of which tool produced it, is checked by a human analyst before it's delivered, so the accuracy of your work never rests on a single model's limitations.
Raw tools are fast, but they routinely make logical errors, produce incorrect data, and miss critical context. In high-stakes environments like financial underwriting, contract tracking, or blueprint estimation, those errors can cost your business significantly. We close that gap by having experienced human analysts check, test, and review every output before it reaches you, so you receive finished, trustworthy work, not something to audit yourself. And beyond accuracy, using a raw tool still means you have to learn it, prompt it, and know what to check for. With BinaDesk, that's simply not your job.
Yes. Where possible, send us your CAD or Revit files (DWG, DXF, RVT), they give us the most precise measurements and counts. We also process complex, multi-page PDF and scanned construction blueprints using advanced computer vision tools to identify layout parameters. Because a measurement error can ruin a builder's material margins, an experienced human analyst confirms the dimensions and counts. You receive a clean, itemized Excel checklist of quantities ready for bidding or ordering.
Traditional agencies rely on manual, repetitive data entry that takes hours or days. We use advanced processing pipelines to handle data extraction and structural setup rapidly. Because the heavy lifting is handled by systems, our analysts can spend their time focused entirely on reviewing, testing, and refining your results. You save money because we don't bill you for slow, manual labor.
"Bina" refers to understanding or applied intelligence, the ability to take raw information and turn it into something usable, accurate, and complete.
Reach out directly or submit your project and we'll handle the rest.
Every deliverable is checked against your own source documents and signed off by a person before it reaches you. If something still is not right, here is exactly what happens.
If a delivered file contains an error traceable to our extraction, calculation or modeling, we correct it at no charge. If you would rather not continue, we refund the order in full. Report it within 14 days of delivery.
Cancel any time before work begins for a full refund. If production has already started, we refund the portion not yet completed.
If your documents turn out to need substantially more work than the quote covered, we contact you before going further. You can approve a revised quote or cancel for a full refund. We do not do extra work and bill you for it afterwards.
Please contact us first at info@binadesk.com. We reply within one business day and would far rather resolve it directly than through your card issuer.
Refunds are issued to the original payment method and typically appear within 5–10 business days, depending on your bank.
